◆ PROXIMITY_REPORT

Not a Call Center. Not a Franchise.

When you call a franchise after a pipe bursts, here's what happens: a dispatcher in another state types your zip code into software. The software decides who's available. A tech you've never met shows up — maybe today, maybe tomorrow. He's done three jobs already. He doesn't know your neighborhood. He doesn't know your plumbing. He definitely doesn't know that your street floods every time it rains hard in May.

When you call me, here's what happens: I answer my phone. I'm based in Edmond. I've driven your streets. I know which neighborhoods have slab foundations and which ones sit on pier-and-beam. I know where the clay soil holds water against your foundation like a sponge. And I know that Oklahoma isn't one climate zone — it's about five of them packed into a Tuesday.

I don't have a dispatch center. I have a truck. And I cover every city on this page because I chose to — not because a corporate office assigned me a territory.

Your Restoration Company Should Know Your Soil.

When you hire a restoration company, you're not just hiring equipment. You're hiring judgment. And judgment comes from knowing the territory.

Foundation knowledge: Most of the OKC metro sits on expansive clay soil. That soil swells when it's wet and cracks when it's dry. Your restoration company should understand how that affects slab movement, subfloor moisture, and drying times. I do. Because I've dried hundreds of homes on this soil.

Building patterns: Edmond homes built in the '80s have different plumbing than homes built in the 2010s. Moore construction post-tornado rebuild uses different framing than original stock. Norman's university-adjacent rental properties have their own maintenance patterns. Your restoration company should know these patterns. They affect how water moves, where mold grows, and how long drying takes.

Weather patterns: Oklahoma storms don't just cause damage — they cause specific types of damage based on geography. Piedmont gets different hail than Midwest City. Del City floods differently than Yukon. Ice storms hit Edmond and Deer Creek harder than south OKC. Every city in my grid comes with weather intelligence I've learned from working in it.

This isn't marketing language. It's job experience. And it's the difference between a company that "serves the area" and a company that knows the area.

405-896-9088

I answer my phone. If it's 2 AM, I'll answer. If it's a holiday, I'll answer. The water doesn't wait, and neither do I.

Usually on-site within 60 minutes.

Questions About Service Area

4d-restoration — bash — 80×24
admin@4d : ~/faq $
query --id=01 "Do you charge extra to drive to cities farther from Edmond?" ▶ ENTER
--- OUTPUT [01] ---

No. Every city on my service area grid gets the same rate. I don't add mileage fees. If your city is on the list, the price is the price.

admin@4d : ~/faq $
query --id=02 "How fast can you get to my city?" ▶ ENTER
--- OUTPUT [02] ---

I'm based in Edmond, so most cities in the metro are 20 to 45 minutes away depending on traffic and time of day. For active water emergencies, I'm usually on-site within 60 minutes. If you're in a rush, call me and I'll give you a realistic arrival time — not a guess.

admin@4d : ~/faq $
query --id=03 "Do you service commercial properties in every city or just residential?" ▶ ENTER
--- OUTPUT [03] ---

Both. I handle commercial work — offices, retail spaces, warehouses — across every city in my service area. The process is the same: show up, assess, document, restore. The scale is different, but the discipline isn't.

admin@4d : ~/faq $
query --id=04 "I live just outside your listed cities — will you still come?" ▶ ENTER
--- OUTPUT [04] ---

Probably. The grid shows my primary coverage, but if I can drive there in an hour, I'm in. Call me with your address and I'll tell you straight.

admin@4d : ~/faq $
query --id=05 "Why do you have individual pages for each city?" ▶ ENTER
--- OUTPUT [05] ---

Because every city is different. Different soil, different building patterns, different weather exposure. A company that treats all 26 cities the same isn't paying attention. I write about each city because I've worked in each city.

admin@4d : ~/faq $
query --id=06 "What's the difference between you and a franchise that "serves the OKC area"?" ▶ ENTER
--- OUTPUT [06] ---

When a franchise says they "serve the OKC area," they mean their dispatch software includes your zip code. When I say I cover your city, I mean I've driven your streets, dried homes on your foundations, and know which neighborhoods flood first. Also: I answer my own phone.

admin@4d : ~/faq $
query --id=07 "Can my insurance company force me to use a different restoration company?" ▶ ENTER
--- OUTPUT [07] ---

No. Oklahoma law gives you the right to choose your own contractor. Your insurance company can recommend a "preferred vendor," but they cannot require you to use one. If someone is pressuring you, that's worth a call to the Oklahoma Insurance Department.

admin@4d : ~/faq $
query --id=08 "Are your rates different from franchise companies?" ▶ ENTER
--- OUTPUT [08] ---

My rates are based on Xactimate — the same software your insurance adjuster uses to estimate. So we're working from the same numbers. The difference is overhead. I don't have franchise fees, corporate marketing budgets, or a VP of Regional Operations. That matters.

admin@4d : ~/faq $
query --id=09 "Do you work with all insurance companies?" ▶ ENTER
--- OUTPUT [09] ---

I work with whatever insurance company you have. I document to IICRC standards, scope in Xactimate, and submit everything your adjuster needs. I've never had a carrier reject my documentation.

admin@4d : ~/faq $
query --id=10 "What if I just need an assessment — not a full job?" ▶ ENTER
--- OUTPUT [10] ---

That's free. I come to your property, look at the damage, tell you what I think, and give you honest options. If you don't need me, I'll tell you that too. No sales pitch, no pressure.

I Live Here. That's the Difference.

I'm Phil Sheridan. My address is 615 Evergreen Street, Edmond, OK 73003. My phone number is 405-896-9088. I founded 4D Restoration because I got tired of watching homeowners get average work at emergency prices — and I wanted to build something I'd stake my name on.

Every city on this page is a city where my reputation matters. Not to a corporate office. To me.
