When you call a franchise after a pipe bursts, here's what happens: a dispatcher in another state types your zip code into software. The software decides who's available. A tech you've never met shows up — maybe today, maybe tomorrow. He's done three jobs already. He doesn't know your neighborhood. He doesn't know your plumbing. He definitely doesn't know that your street floods every time it rains hard in May.
When you call me, here's what happens: I answer my phone. I'm based in Edmond. I've driven your streets. I know which neighborhoods have slab foundations and which ones sit on pier-and-beam. I know where the clay soil holds water against your foundation like a sponge. And I know that Oklahoma isn't one climate zone — it's about five of them packed into a Tuesday.

Your Restoration Company Should Know Your Soil.
When you hire a restoration company, you're not just hiring equipment. You're hiring judgment. And judgment comes from knowing the territory.
Foundation knowledge: Most of the OKC metro sits on expansive clay soil. That soil swells when it's wet and cracks when it's dry. Your restoration company should understand how that affects slab movement, subfloor moisture, and drying times. I do. Because I've dried hundreds of homes on this soil.
Building patterns: Edmond homes built in the '80s have different plumbing than homes built in the 2010s. Moore construction post-tornado rebuild uses different framing than original stock. Norman's university-adjacent rental properties have their own maintenance patterns. Your restoration company should know these patterns. They affect how water moves, where mold grows, and how long drying takes.
Weather patterns: Oklahoma storms don't just cause damage — they cause specific types of damage based on geography. Piedmont gets different hail than Midwest City. Del City floods differently than Yukon. Ice storms hit Edmond and Deer Creek harder than south OKC. Every city in my grid comes with weather intelligence I've learned from working in it.

No. Every city on my service area grid gets the same rate. I don't add mileage fees. If your city is on the list, the price is the price.

When a franchise says they "serve the OKC area," they mean their dispatch software includes your zip code. When I say I cover your city, I mean I've driven your streets, dried homes on your foundations, and know which neighborhoods flood first. Also: I answer my own phone.

No. Oklahoma law gives you the right to choose your own contractor. Your insurance company can recommend a "preferred vendor," but they cannot require you to use one. If someone is pressuring you, that's worth a call to the Oklahoma Insurance Department.

My rates are based on Xactimate — the same software your insurance adjuster uses to estimate. So we're working from the same numbers. The difference is overhead. I don't have franchise fees, corporate marketing budgets, or a VP of Regional Operations. That matters.

I work with whatever insurance company you have. I document to IICRC standards, scope in Xactimate, and submit everything your adjuster needs. I've never had a carrier reject my documentation.
